Indoor water elements, expansive smart-home systems, retractable glass walls, and garages displayed like art galleries are all part of the conversation. The point is not merely square footage. MacDonald Highlands is also close to The District at Green Valley Ranch for upscale shopping and dining. Still, the draw is the mountain setting. Residents can play however they like, and nobody is going to lecture them about golf attire.

The Ridges next door provides a similarly elite experience but with a more mature and established feel. Single-family homes can begin around $2 million, while the upper end reaches into the $30 million range. The former Bear’s Best Golf Course has gone private, with the expectation that it could become a private country club for residents.

A more traditional example was a renovated estate in Buffalo Estates in the 89117 area. The property sat on just over two acres and contained more than 7,400 square feet with six bedrooms and seven bathrooms. Outside, the estate had a resort-style pool, tennis court, pickleball court, outdoor kitchen, covered patios, half-court basketball court, putting green, mature landscaping, palms, a full perimeter wall, and three electronic gates. It sold for $3.75 million and still included land for potential expansion.
