If we have been searching Summerlin or Henderson and the numbers simply are not working, it may be time to look north. The top 55+ communities in North Las Vegas offer golf, gated living, clubs, pools, fitness, walking paths, and single story homes at price points that can be considerably more approachable than the best known areas of the valley.

North Las Vegas still gets misunderstood. People picture warehouses, logistics centers, and freeway corridors. Those areas do exist along I-15 and they are an important part of the city economy. But that is not the whole picture, not even close. In the fast growing northern valley, three established active adult neighborhoods offer very different retirement lifestyles: Sun City Aliante, Del Webb North Ranch, and Ardiente.

These are not generic subdivisions with an age restriction attached. The top 55+ communities in North Las Vegas have clubhouses, activity calendars, amenities, walking areas, and homes designed for easy day to day living. The question is not which one is best for everybody. The real question is, what does a great retirement Tuesday morning look like for us?

Why North Las Vegas Is Underrated

The outdated reputation is exactly why many buyers miss the top 55+ communities in North Las Vegas. Many people put Summerlin and Henderson at the top of their list automatically, and we understand why. They are great areas. But limiting a search by reputation can mean overlooking an active adult home that fits the lifestyle and budget much better.

The north side has grown tremendously. Nearby are the VA Medical Center, Centennial Hills Hospital, Aliante Casino, large retail options including Costco and Walmart, and additional commercial development. It is still Las Vegas, so we will drive for plenty of errands and entertainment, but this is not a remote corner of the valley.

When we compare similar age restricted homes, amenities, and locations, North Las Vegas often comes in lower than comparable communities in Summerlin or Henderson. For some retirees, that difference is not just nice to have. It can make the difference between stretching a retirement budget and living comfortably.

The home comes later. We need to start with the right fit: finances, desired home size, social life, golf, walkability, gates, maintenance, and how active we want to be. That is how we should approach the top 55+ communities in North Las Vegas.

Sun City Aliante: Golf, Mountain Views, and a Mature Community

Sun City Aliante is the traditional active adult choice among the top 55+ communities in North Las Vegas. Del Webb built it in the early 2000s, and that maturity is one of its great strengths. The landscaping has filled in, the trees are established, and the neighborhood feels settled rather than newly assembled.

The community sits near the Sheep Mountain Range, and the mountain backdrop is a real part of the experience here. The Aliante Golf Course runs directly through the neighborhood. That matters. There is a big difference between living near golf and having green fairways woven through the community.

Sun City Aliante has more than 2,000 single story homes. Floor plans range from easier to manage homes to larger layouts with room for visiting family and friends. Current home pricing generally starts in the mid $300,000s and reaches into the $400,000s or higher depending on location, upgrades, and layout.

The HOA is about $139 per month, with golf paid separately. That HOA includes access to the clubhouse activities, pool, fitness center, spa, tennis, pickleball, bocce ball, social clubs, and more. The clubhouse also has those mountain and golf course views, which gives it a pretty special setting.

Aliante Casino is nearby for restaurants, movies, and entertainment. Dinner and a movie do not have to become an all day outing. For buyers who want mature landscaping, golf or fairway views, a classic Del Webb setup, and approachable costs, Sun City Aliante is difficult to ignore.

Del Webb North Ranch: Smaller, Newer, Gated, and Walkable

Del Webb North Ranch takes a very different approach. This is one of the newer top 55+ communities in North Las Vegas, with a gated setting near Losee Road and the 215 Beltway. The amenity center opened in 2021, so the whole place feels fresh, modern, and complete.

North Ranch has roughly 400 homes. That smaller scale changes the personality of the community. It is a place where we are more likely to recognize the person walking their dog, meet neighbors at an event, and have a more personal sense of community.

Homes generally range from about 1,200 to 2,000 square feet, with two or three bedrooms and some den options. They are single story Del Webb designs with open layouts and low maintenance living in mind. Prices typically range from the mid $300,000s to the low $600,000s, while the HOA is around $215 per month.

The amenity package is strong for a community this size:

  • Clubhouse, pool, and spa
  • State of the art fitness center
  • Pickleball and bocce ball courts
  • Dog park and walking paths
  • Event lawn and outdoor fire feature
  • Onsite community manager

One major advantage is everyday convenience. Secured pedestrian gates at various cul-de-sacs allow residents to walk out to nearby retail and return with a gate code. Depending on where we live in the neighborhood, Sprouts Farmers Market, CVS, Bank of America, restaurants, services, and other errands can be within walking distance.

That makes Del Webb North Ranch a standout among the top 55+ communities in North Las Vegas for anyone who values new construction, gates, easy maintenance, a boutique feel, and the ability to leave the car at home for some errands.

Ardiente: Resort Amenities and the Broadest Home Variety

Ardiente is the resort lifestyle option. It is a gated community of 788 homes, originally begun by Centex Homes in 2005 and later completed by Shea Homes. It is a Shea active adult community, but it is not a Trilogy community.

Because two builders contributed to Ardiente, it offers more variety than many active adult neighborhoods. There are different styles, sizes, layouts, and ages of homes. For buyers tired of seeing the same handful of floor plans repeatedly, that can be a major advantage.

Homes generally range from a little over 1,200 square feet to around 2,200 square feet. Listings have been running roughly from $360,000 to $530,000. The HOA is about $245 per month, the highest of these three communities, but the amenities are the reason.

The centerpiece is a 20,000 square foot Spanish style clubhouse that feels more like a private resort than a standard amenity center. There is a fitness center, billiards, card rooms, library, event spaces, and a catering kitchen. A full time lifestyle director coordinates clubs, classes, and activities throughout the year.

Outside, Ardiente continues to deliver with two resort style pools and a spa, tennis, pickleball, basketball, bocce ball, putting greens, barbecue areas, patios, gathering spaces, and a community garden. Six themed parks and 24 outdoor fitness stations add another layer to the lifestyle.

Ardiente sits south of the 215 and west of I-15, approximately 20 to 25 minutes from the Strip. But its strongest feature is that there are so many things to do without leaving the neighborhood. For the buyer who wants activity, social connection, parks, trails, pools, and the deepest amenity package, Ardiente stands apart among the t op 55+ communities in North Las Vegas.

How to Choose Between These 55+ Communities

We should not choose simply by picking whichever home happens to be the cheapest that week. These communities are not interchangeable. Each one does something better than the others.

Choose Sun City Aliante for golf and traditional active adult living

Sun City Aliante is likely the answer when golf, fairway views, mature landscaping, mountain scenery, and a classic Del Webb lifestyle are high priorities. It offers a large established community, nearby casino entertainment, and some of the most compelling value in the top 55+ communities in North Las Vegas.

Choose Del Webb North Ranch for newness and convenience

North Ranch makes sense for a smaller gated neighborhood with newer homes, a fully completed amenity center, and excellent nearby retail access. We pay somewhat more for newer construction, but we gain a more intimate community and a notably walkable everyday setup.

Choose Ardiente for the biggest resort lifestyle

Ardiente is the choice when the ideal retirement day includes a fitness class, a walk through landscaped parks, time at the pool, a club gathering, and a community event in the evening. It is the most amenity rich option, with a private gated atmosphere and meaningful resale variety.

The Best Value Among the Top 55+ Communities in North Las Vegas

All three neighborhoods offer a better value proposition than many buyers expect from North Las Vegas. Still, for pure affordability paired with amenities, Sun City Aliante is the strongest value of the three. Its homes are priced well, the neighborhood is mature, the golf course creates a beautiful setting, and the HOA of about $139 per month is substantially lower than the other two communities.

That does not mean it is automatically the best choice for everybody. The best value is only valuable if it matches the way we want to live. A small gated neighborhood may be worth more to us. A 20,000 square foot clubhouse and a full social calendar may be worth more to us. The important point is that we do not have to pay top tier Summerlin prices to retire well in Las Vegas.

One person in the household must be age 55 or older in all three communities, subject to the standard rules for age restricted communities. When comparing the top 55+ communities in North Las Vegas, it pays to look beyond the zip code and spend time considering the lifestyle behind each gate.
