Trilogy Summerlin and Trilogy Sunstone both deliver an active-adult lifestyle, but the home styles, neighborhood setting, dining options, timing, and costs point to two very different buyers.

That is what makes the Trilogy Summerlin vs Trilogy Sunstone decision easier than it first appears. One is a finished, lock-and-leave community in the heart of Summerlin. The other is a growing northwest community with new homes, private yards, and an amenity that really does stand out locally.

What the Communities Share

First, give credit where it is due. Both communities are built by Shea Homes under the Trilogy brand. Shea Homes has been named America’s most trusted active-adult home builder for 14 consecutive years, and both Las Vegas clubs are professionally operated by BlueStar Resort and Golf.

That means the hospitality approach, staff standards, and club programming have the same foundation. Both communities are guard-gated, and both follow the 80/20 age rule, meaning 80% of occupied homes must have at least one resident age 55 or older.

At either Las Vegas  55+ Community, residents can expect a serious amenity package:

  • Resort-style pools and heated lap-pool options
  • Fitness facilities and wellness programming
  • Pickleball and bocce ball
  • Dog parks and outdoor gathering spaces
  • Culinary programs, clubs, and an active lifestyle director

Trilogy Summerlin Overview

Trilogy Summerlin is established, complete, and compact. Shea began building here around 2017 and wrapped construction in 2024. With only 354 residences, it has a settled-in culture and there is no ongoing new-home construction inside the neighborhood.

Every home purchase here is a resale transaction. That changes the buying process. You negotiate with an individual seller rather than selecting a homesite from a builder, choosing structural options, or using builder financing incentives.

Every residence is attached. Think of  modern condos, clustered condos, duplex-style homes, and vertical units. Some homes have stairs and elevators, and even some ground-level units have two levels. For a buyer who needs one story without stairs, that deserves close attention.

Here is the big payoff:  the HOA handles exterior maintenance for every home. That includes landscaping, exterior care, and painting. This is pure lock-and-leave living. Lock the door, take that extended trip, and return to a maintained exterior without worrying about a yard.

The Outlook Club is the heart of the neighborhood. It includes Amelia’s Kitchen culinary studio, an art studio, fitness center, sports lounge, resort pool with cabanas, year-round heated lap pool, pickleball, bocce, dog parks, a zen garden, and an event lawn.

One important reality check: Amelia’s Kitchen is a culinary studio, not a daily lunch-and-dinner restaurant. It is used for classes, demonstrations, catered events, and occasional food truck nights. If walking to an on-site restaurant on a random Wednesday matters to you, that difference matters a lot.

Trilogy Sunstone Overview

Trilogy Sunstone is the newer, larger, still-growing Las Vegas 55+ Community in the northwest. Construction began around 2021, and the master plan calls for about 980 homes. It is already larger than Trilogy Summerlin even though it is still being built out.

Sunstone earned 2025 recognition as 55+ Community of the Year from the Southern Nevada Home Builders Association, along with a national award for best community amenities. That is not just a trophy on a shelf. It reflects the scale and quality of what is being created here.

This is where Trilogy Summerlin vs Trilogy Sunstone becomes a product-type conversation. Sunstone offers three collections:

  • Freedom Collection: Detached single-family homes with yards and garages. Some models offer three-car garages or RV garages.
  • Resort Collection: Duplex-style homes that live much like detached homes, often with small backyards and HOA exterior maintenance.
  • Modern Condo Collection: Vertical homes with stairs or elevators.

Except for the vertical condos, Sunstone’s homes are single story. For many retirees, that is not a small detail. It is a hard requirement. Sunstone also gives buyers the opportunity to select new construction, customize certain structural features, and choose design-center finishes.

The Restaurant Difference

Sunstone’s clubhouse complex is larger and offers a more complete dining setup. Kindred and Main serves as a bistro-style gathering spot for coffee, light food, and community connection. Cooper’s Kitchen and Tap is the full-service restaurant and bar, open to the public with reservations.

That brings us to Sunstone’s special feature. Staff from Cooper’s can bring a drink right to you at the pool. It's one of the few 55+ communities in Las Vegas offering resort-style poolside beverage service.

Location, Prices And Fees

Trilogy Summerlin sits in South Square Village on the west side of the valley, right by the 215 Beltway. Gardens Plaza is next door for daily errands. Downtown Summerlin, Red Rock Canyon, restaurants, shopping, the Las Vegas Ballpark, and the airport are all convenient from here. Some homes also carry panoramic city and mountain views.

As discussed, the HOA total runs above $600 monthly when the Summerlin master-planned HOA fee and Trilogy HOA are combined. Resale pricing generally begins in the mid $600,000s for smaller homes around 1,500 square feet, while larger upgraded homes with major views can reach the $800,000s, $900,000s, or more than $1 million.

Sunstone Location And Costs

Trilogy Sunstone is within the Sunstone master-planned area, near the U.S. 95 and Kyle Canyon exit. It may look far out on a map, but freeway access is quick, and the community is far enough from the highway to avoid traffic noise.

The tradeoff is real. Retail and restaurant choices near Sunstone are growing, but they are not as dense or established as Summerlin’s. A Super Smith’s is about five minutes away, but the area is still maturing.

The upside is access to the northwest outdoors. Mount Charleston is roughly 29 minutes away and can run about 20 degrees cooler in summer. Floyd Lamb State Park, its lakes, and mountain views are also close by.

Sunstone’s pricing starts lower. Resort Collection homes begin in the low to mid $400,000s, while Freedom Collection detached homes generally start in the $500,000s and $600,000s, depending on plan and size. HOA fees run around the mid $300s monthly for single-family homes and mid $500s for Resort Collection homes. New residents also pay an approximately $6,000 club initiation fee, with some portion potentially returned upon moving out.

New construction is the other money conversation. Incentives change, but Shea has offered up to $70,000 in credits when using its preferred lender. These may include rate buydowns, design-center credits, or quick move-in packages.
