Las Vegas' Top 4 Most Affordable 55+ Communities

Micah Bleecher • October 30, 2024

I know how difficult it is to find an affordable retirement community in Las Vegas that doesn't ask you to compromise on lifestyle. After 22 years of living here and working with retirees across the valley, I've seen people struggle to balance their budget with their wish list. They want the golf courses, the social clubs, the pickleball courts, and the sense of community, but they don't want to drain their nest egg to get it.

In this blog, we'll talk about what I call the 4 on the floor where your dollar gets you more. These are age-restricted 55+ communities spread across the Las Vegas Valley, north, south, east, and west, so you can pick the location that fits your lifestyle. We're talking home prices starting in the $300s, HOA fees as low as $95 a month, and amenities that rival communities charging twice as much. One of these neighborhoods is guard-gated with a golf course and still makes the affordability list. Another sits tucked against Black Mountain with views across the entire valley and an HOA under $100.

I'm Micah Bleecher, a licensed realtor who specializes in helping people relocate to Las Vegas and find the right retirement community. I've toured these neighborhoods, talked to residents, and helped clients move into every one of them. What I'm covering today isn't generic market data, it's what I see on the ground, what my clients tell me they love, and what makes each of these four communities a smart financial choice without sacrificing the active adult lifestyle you're looking for.

Table of Contents

Sun City Summerlin: The Granddaddy of Las Vegas Retirement Communities

Sun City Summerlin is the original. It's the granddaddy of over-55 communities here in Las Vegas, and it's still one of the best values you'll find on the west side. Nearly 8,000 homes spread across this massive neighborhood, and it sits inside the Summerlin master-planned community, one of the most popular master-planned communities in the entire country. People think Summerlin is a separate city because it's so big, but it's not. It's part of Las Vegas city limits, covering the entire west side of the valley.

What makes Sun City Summerlin affordable isn't just the home prices, though you can find single-family homes in the $400s, it's what you don't pay. Most neighborhoods in Summerlin charge a master plan fee on top of the HOA. Not here. Sun City Summerlin residents pay only the homeowners association fee, which runs around $200 a month for single-family homes. That's a real savings. Townhomes will cost you more in HOA fees because they handle exterior maintenance, but if you stick with a single-family residence, you're looking at one of the lowest monthly costs in Summerlin.

The high end here can reach close to $2 million for remodeled homes on the golf course, but the entry point is what matters for affordability, and that entry point is very accessible. You get three golf courses, at least four clubhouses, restaurants, pubs, bars, multiple swimming pools, spas, bocce ball courts, tennis courts, and pickleball. The social clubs and activities are endless. I have a lot of friends who live out here, and I do a lot of work in this community. It's one of the most pleasant over-55 neighborhoods I know.

Location and Access

You're close to everything from Sun City Summerlin. Summerlin Hospital is just a couple of miles away, and so is the Mountain View Medical Center. Half of my doctors are over at the Mountain View facility, and it's an easy drive straight down Lake Mead Boulevard. You're 11 miles from Red Rock National Conservation Area, which has 27 hiking trails, picnic spots, and some of the best outdoor scenery in the valley. It's only 26 minutes to the Las Vegas Strip, 27 minutes to the airport, 17 minutes to downtown Las Vegas and Fremont Street, 22 minutes to Chinatown Plaza, and 12 minutes to downtown Summerlin, where you'll find Arlo Steakhouse, Maggiano's Italian, and dozens of other restaurants.

Sun City Summerlin is close to just about everything, and for many retirees, that proximity is worth the slightly higher price compared to communities farther out. You're still in Summerlin, you're still getting that west-side lifestyle, and you're doing it without the master plan fee that everyone else pays. If you're looking for active adult communities in Summerlin West or best 55+ communities in Las Vegas with a long track record, Sun City Summerlin belongs on your list.

Solera at Anthem: Lowest HOA Fees and Scenic Mountain Views

Solera at Anthem is the winner of the affordability prize in this video. It's not one you hear about as often as Sun City Summerlin or some of the other big names, but it should be. This community sits within the greater Anthem area in Henderson, right next to Del Webb at Anthem, and it offers some of the lowest costs I've seen in any 55+ community in the valley. Home prices run from the high $300s to the mid $500s, and the HOA fee is under $100 a month, about $94.95. That's incredible for an age-restricted retirement community.

About 1,800 homes sit on 385 acres here, tucked up against Black Mountain on the southeast edge of the Las Vegas Valley. The views are fantastic. You're looking out over the entire valley, and you're far enough from the action to feel removed, but you're still close enough to get anywhere you need to go. Solera offers five single-family floor plans and two townhome plans, ranging from about 1,100 to 1,700 square feet. You've got two- and three-bedroom options, and even the townhomes come with attached garages. The floor plans are open and give you that spacious feel without a lot of wasted square footage.

I recommend sticking with a single-family home here to keep that HOA fee as low as possible. Townhomes will cost you more because they handle the exterior maintenance, and that drives up the monthly fee. But if you go single-family, you're looking at the lowest HOA in this entire video.

Amenities and Lifestyle

Solera has bocce ball courts, pickleball, a library, billiards, a clubhouse with all kinds of activities, classes, courses, and social clubs. When I walked around the clubhouse, people were in there having a good time. The recreational facilities are solid, and the sense of community is strong. It's just like most of the other over-55 communities we talk about, lots going on all the time, and it's easy to stay engaged.

You're close to Rio Seco Golf Course, Revere Golf Course, and the golf courses at The Willows at Sun City MacDonald Ranch. Nearby shopping is at Anthem Center and Green Valley Ranch. You're only 11 minutes to the M Resort and St. Rose Hospital, so the entire St. Rose medical system is very close. You're 13 minutes to Green Valley Ranch, which is very much like downtown Summerlin except in Henderson. It's 29 minutes to the Strip, 25 minutes to the airport, and 35 minutes to downtown Summerlin. Even though you're all the way out in Henderson at the end of Eastern, you're really not that far from anything.

The HOA president told me their reserves are well funded, which is a good sign that the low monthly fee isn't going to spike anytime soon. If you're looking for 55+ communities in Henderson or best places to retire in Anthem , Solera at Anthem is the most affordable option I know. It's tucked away, it's surprisingly affordable, and it's got a Henderson address, which a lot of people really like. You're in Las Vegas, you're close to the action, but you're removed a little bit.

Sun City Aliante: North Las Vegas Affordability with Easy Access

I always say your dollar gets you a little bit more in North Las Vegas. We call it the New North now, and Sun City Aliante is a perfect example of why. Home prices here start in the low $300s and go into the low $400s, with plenty of options under $500,000. The highest recent sale I saw was about $555,000. The HOA is under $140 a month, which is very affordable for everything you get. Smaller homes, around 1,100 to 1,700 square feet, keep the prices down, and that's exactly what makes this community accessible.

Sun City Aliante sits between the Sheep Mountain Range and the Tule Springs Fossil Bed Monument. That's right, fossil bed. Apparently 30,000 to 200,000 years ago, this place was crawling with woolly mammoths, bears, and even camels. Their bones are scattered all over the Tule Springs area, and you can go check it out and talk to park rangers. It's a great place to take the grandkids. You're also just 11 miles from Nellis Air Force Base, home of the Thunderbirds. Sometimes you'll see them do flyovers, Air Force jets flying in formation. It's amazing, and on the north side of town you get to see them a little more often.

Amenities and Nearby Attractions

The amenities here include an 18-hole golf course, state-of-the-art fitness facilities, tennis, pickleball, social clubs, and all kinds of get-togethers. The clubhouse has activities constantly, and the community has walking, hiking, and biking trails. It's not only about living in an affordable way, it's also about great ways to get together socially and recreationally. When you're no longer working, having a social director help put things together makes it a lot easier to stay connected.

You're right across the street from Aliante Casino, which has restaurants, live entertainment, gaming, and a 16-theater cineplex. It's literally within walking distance from Sun City Aliante. You're also pretty close to the VA hospital system and Centennial Hospital. Even though you're in North Las Vegas on the very north side of the valley, you're very close to everything. You're only 17 miles to Mount Charleston, where you can ski and snowboard in the winter or hike in the summer when temperatures drop 20 to 25 degrees. You're about 17 minutes to Paiute Golf Course, one of the nicest golf courses in town, managed by the Paiute Indian Reservation. Even if you don't golf, it's a great little afternoon lunch trip.

From Sun City Aliante, you're 29 minutes to the Las Vegas Strip, 36 to 37 minutes to the airport, 21 minutes to downtown Las Vegas and Fremont Street, 25 minutes to Chinatown Plaza, and 21 minutes to downtown Summerlin. Really, Aliante has just about everything. You're way in the north, but what you have here is affordability. If you're looking for 55+ communities in North Las Vegas or best places to retire in North Las Vegas , Sun City Aliante is an awesome place to put on your list.

Stallion Mountain: Guard-Gated Golf Course Living Near the Strip

Stallion Mountain is guard-gated, and when I say guard-gated, there's a guard at the gate. When you get past the golf course, yes, there's a golf course here too, there's a second gate you have to go through to reach your house. So it's technically a double-gated community, even though it's on our most affordable list. I find that pretty interesting. The scenery is beautiful, and I love the golf course setting.

You're about five miles from the Strip here, and this neighborhood was built by Del Webb from 2004 to 2008. It features five ranch-style floor plans ranging from about 1,100 to 1,700 square feet. Amenities include a 10,000-square-foot recreation center, a pool, spa, fitness center, and of course it's all built around the 18-hole Stallion Mountain Golf Club. It's a beautiful and fun course to play. There are multiple social clubs here, art classes, book clubs, all kinds of opportunities to stay engaged.

Home prices start in the mid-$300s. The average sales price over the last year was about $353,000. They do get a little bit higher than that, into the $500s, but the HOA fee here is very low, only $125 a month. That's what I call very affordable. You get all of this beautiful setting, these nice little golf course homes, all situated around this great 18-hole course.

Location and Convenience

You've got great access to shopping and medical centers. You're not far from Sunrise Medical Center, and the VA system is on the northeast side of town. Services are everywhere for the residents of Stallion Mountain. Even though you're in the southeast part of the valley, it's very convenient to just about everywhere in Las Vegas. You can live anywhere in Las Vegas and it's really never that far to anywhere you go.

From Stallion Mountain, you're only 26 minutes to the Strip, 19 minutes to the airport, 18 minutes to downtown Las Vegas, 26 minutes to Chinatown Plaza, and 35 minutes to downtown Summerlin, all the way across town. As you can see, even though you're in the southeast part of the valley, it's very convenient to get to just about anywhere, and it's very affordable. This may be your next place to call home.

It's fun being out here at Stallion Mountain. The fellow who recommended we move to Las Vegas 22 years ago was a member out here. He lived not too far from here and played golf here regularly. The first time we ever came to Las Vegas, we came out here and played golf with our friend Jim, and we took his advice and moved to Las Vegas. Honestly, I think it was one of the best moves we've ever made. We love living here. If you're looking for 55+ communities in Las Vegas or active adult communities in Las Vegas near the Strip, Stallion Mountain is worth a serious look.

Which Affordable 55+ Community Is Right for You?

All four of these communities are age-restricted 55+ retirement communities, and all four offer solid value. But they're spread across the valley, and each one has a different personality. Here's how I'd break down the trade-offs.

Choose Sun City Summerlin if you want to be on the west side in the most established retirement community in Las Vegas. You're close to Red Rock, close to Summerlin Hospital, and you're not paying the master plan fee that everyone else in Summerlin pays. The HOA is around $200 a month for single-family homes, and you've got three golf courses and at least four clubhouses. It's the biggest community on this list, nearly 8,000 homes, so you'll never run out of activities or people to meet.

Choose Solera at Anthem if you want the absolute lowest HOA fee and you don't mind being tucked away in Henderson. At $95 a month, this is the winner of the affordability prize. Home prices run from the high $300s to the mid $500s, and you're getting scenic views of Black Mountain and the Las Vegas Valley. You're close to St. Rose Hospital, Green Valley Ranch, and the M Resort. It's 29 minutes to the Strip, which is very reasonable for how far out you feel.

Choose Sun City Aliante if you want your dollar to go further and you're comfortable being in North Las Vegas. Prices start in the low $300s, the HOA is under $140, and you're right across the street from Aliante Casino. You're 17 miles to Mount Charleston, 17 minutes to Paiute Golf Course, and 29 minutes to the Strip. The New North is growing, and this community offers great value.

Choose Stallion Mountain if you want guard-gated security, a golf course setting, and proximity to the Strip. You're only five miles from the Strip, and you're double-gated with a guard at the entrance. Home prices start in the mid-$300s, the HOA is $125 a month, and you're 19 minutes to the airport. It's the closest community on this list to the action, and it still makes the affordability list.

All four communities offer similar amenities: golf, fitness centers, pools, social clubs, pickleball, and bocce ball. All four are within 30 to 40 minutes of major Las Vegas destinations despite being spread across the valley. The real decision comes down to location, HOA fees, and how close you want to be to specific parts of town. If you're relocating to Las Vegas and looking for top 55+ communities in Las Vegas or best places to retire in Las Vegas , these four should be at the top of your list.

Conclusion

That was the 4 on the floor where your dollar gets you more. We went north, south, east, and west, and every one of these communities offers something different. From my perspective, the one that wins the affordability prize is Solera at Anthem. They had low prices on the houses and the lowest HOA monthly fee of $95 a month. The HOA president said their reserves are funded very well, so that low fee should hold.

But honestly, all four of these communities are great. There are other affordable communities here in Las Vegas, and I'm happy to share those with you. If you're considering a move here to Las Vegas, I would love to help you explore these retirement options and all of the other great options we have in much greater detail. Feel free to reach out and give me a call. We can look at some other neighborhoods or schedule a tour anytime. I would love to hear from you.
