Is Lake Las Vegas the Perfect Place to Retire in Nevada?
The water sparkles under December sun, and people walk the trails in shorts. Behind me, terraced neighborhoods climb the mountainsides, their Mediterranean architecture framing a 320-acre man-made lake that feels nothing like the desert. I'm standing at Lake Las Vegas, 35 minutes from the Strip, and it's quiet. Not Strip-quiet. Actually quiet. The kind of quiet where you hear water lapping and birds instead of traffic.
This is the place both NFL teams chose during the Super Bowl. Not the Strip. Not downtown. Here. And I get it. Lake Las Vegas feels like a vacation inside a vacation, a retreat from the world's most famous vacation destination. It's inspired by Lake Como in northern Italy, and when you see the lush greenery, the sparkling water, and the mountain views, you understand why so many retirees are choosing this over the typical desert community.
Today I'm going to show you what makes Lake Las Vegas so special, and we're going to tour a stunning home in Del Webb's 55+ community on the hill with full lake views. My name is Micah Bleecher, and I've lived in Las Vegas for more than 20 years helping people enjoy their retirement here. If you've ever wondered what makes Lake Las Vegas such a popular retirement spot, I've got answers.

Lake Las Vegas: A Vacation Inside a Vacation
Lake Las Vegas is unlike anything you'd expect in the desert. It's peaceful, luxurious, and it feels like a permanent vacation. The vibe here is Mediterranean, the architecture, the landscaping, all inspired by Lake Como in northern Italy's Lombardy region. That's an upscale resort town known for its dramatic scenery set against the foothills of the Alps. That's what Lake Las Vegas feels like.
J. Carlton Adair had the inspirational idea to create this community, and the Las Vegas Wash cut through to make it possible. The result is a 320-acre man-made lake surrounded by luxury homes and resorts. The neighborhoods are terraced up the sides of the mountains on both sides of the lake. It's a lush environment, the water is sparkling, the greenery makes it feel like a retreat. It's incredible.
I know what you're thinking. Isn't Las Vegas already a vacation resort? Yeah, it's actually one of the most popular vacation spots in the world. So out here at Lake Las Vegas, 35 minutes from the Strip, it's like a vacation from the world's best vacation spot. That's what makes Lake Las Vegas so special. It's a vacation inside of a vacation, like something you've never experienced before.
Affordable Luxury for What You Get
Lake Las Vegas offers luxury living at an affordable price. Entry-level homes here start at around $450,000 or $500,000, whether you're in Del Webb or in one of the regular neighborhoods. They're single-story, low maintenance homes that are easy to shut down and travel. You don't have to go all the way up to $2, $3, $4, $5, $6, $7, $10 million. You don't have to do that. You can do that, they do have custom lots on the water that start at about $800,000 or $900,000, and you can go up as high as you like, but you don't have to.
For the price that you pay for homes here, I don't see anywhere in town that has the kind of peace and amenities that Lake Las Vegas has. You've got the lake, you've got all the water sports, you've got the trails around the lake, you've got the luxury hotels, you've got golf courses, public lake access all over, public golf courses. You can drive golf carts all around the neighborhood. It's hard to beat what you have here at Lake Las Vegas. I'm going to call that affordable luxury here at Lake Las Vegas available to many people.
World-Class Amenities and Championship Golf
Lake Las Vegas provides an upscale culture. We're surrounded by million-dollar estates here. They're beautiful. We've got championship golf courses on both sides of the lake. Right across the lake is South Shores Country Club. They've got holes that go up and down the terraced sides of the mountains right down onto the water. And Reflection Bay, where I'm standing right now on one of the golf holes, has a mile and a half of golf holes right on the water. It's gorgeous.
There's year-round luxury. People enjoy these world-class amenities and peaceful settings. We're in the middle of December now and people are walking around in their shorts. It's a little bit of a mild December, but it's nice all year long. The atmosphere is absolutely tranquil here. It's quiet most of the time. It's worth a look depending on your household seeking a slower pace.
Luxury Hotels for Visiting Family
Another unique perk for Lake Las Vegas is its luxury accommodations for visiting friends and family. We've got two resort hotels here. I'm standing in front of the Westin. The Hilton Hotel is over by the Village, and they're both luxury hotels. They've got great restaurants, they've got great amenities. They are both on the water, so they're on-lake experiences. Family can enjoy lake views and all of the resort amenities that they have here. There's spa, massage, in-room dining, fine dining at the restaurants. It's just a great hotel.
During last year's Super Bowl, both NFL teams stayed out here at Lake Las Vegas. They didn't want them to get in trouble on the Strip, so they stayed right out here. One of the teams stayed at the Westin, another team stayed over at the Hilton Hotel, and they loved it. They said it was one of the best Super Bowls that they've ever had. Everything went so well logistically and in terms of making money.
The best thing about these hotels is their convenience. They're literally just minutes from wherever you might live here in Lake Las Vegas. And the best thing I like about these hotels is that they're pet-friendly. When I bring my clients out here and they have their little furry friends with them, we come over here and have lunch and it's not a problem. Westin Hotel, luxury hotel, is pet-friendly for your furry friends. So not only your family, but their pets will enjoy staying here at the Westin Hotel. It's a fantastic perk for residents of Lake Las Vegas.
Iconic Strip Views from a Peaceful Oasis
You want the best of city views without all of that chaos? Well, Lake Las Vegas has you covered. You can actually have iconic Strip views with some of the properties here in Lake Las Vegas. One of the homes I just sold in one of the older neighborhoods, Bella Fiore , from their backyard they could sit on the lawn furniture and see the entire Strip. In fact, they could see the Sphere at night. It was incredible.
So yeah, you can have iconic Strip views all the way out here at Lake Las Vegas in these peaceful surroundings and enjoy the skyline from a quiet oasis. It's like having a touch of glamour and balancing serenity with a hint of the Las Vegas city sparkle. It's hard to beat what Lake Las Vegas offers. I think that's why so many people like it here.
The Reality of Grocery Shopping
Let's address something practical. Grocery stores are not that close. They're about 10 or 15 minutes away. But there is a great market right here in Lake Las Vegas called Seasons Grocery that has a lot of things. And Prime Delivery can do the rest from Amazon. We live a couple of minutes from a Whole Foods and we still use Prime Delivery most of the time. Maybe we're a little bit lazy, but there are better things to do than run around and go shopping.
Lake Las Vegas allows you to escape the chaos of city living. I love Las Vegas. But if you're wanting something more peaceful and serene and tranquil, Lake Las Vegas offers that to its residents. It's not just for retirees or first home buyers. Many people have second homes here. In fact, I'm probably working with five or six clients and we're looking for second homes here because Lake Las Vegas is so inspiring. It's a special place and I've not seen any other community in Las Vegas that rivals how special Lake Las Vegas is.
Del Webb Lake Las Vegas: 55+ Living with Full Lake Views
Del Webb Lake Las Vegas sits on the hill with full lake views. The clubhouse is the central hub of activity here in the neighborhood, and the view from there is even better than the model homes. It's incredible, you're looking out over the entire lake with mountains in the background. It's like no other view I've seen in town. There are other communities that have incredible, breathtaking views. I got to tell you that this is one of the most peaceful, serene, and tranquil views I've ever seen.
The entry-level base price here is about $449,000. Lot price and a few extras probably bring that up to about $500,000 or so. So the entry level is about $500,000. You don't need to spend $1.4 million to enjoy the lake and the views of the mountains as you're driving in and out of this neighborhood every day. I just want to stress that.
The Journey Model: 2,500 Square Feet with Full Lake Views
The home I'm touring today is the Journey model . It's not the most expensive home that they have here in the Del Webb model home community. It's the second most. The base price on the Journey model is $787,000 and change. This home is 2,500 square feet with three bedrooms, a sitting area, and an office.
Right away when you walk in, there's a sitting area. Right over there is the secondary bedroom and an office. Then you come into the living room. I love how they've got the surround on the fireplace with subway tile. I love what they've done to the ceiling. There's built-in speakers here. Everything is so beautiful. The floor in here is either engineered hardwood or luxury vinyl tile, but it's absolutely beautiful. It looks like it's got some pine and some knots in it. It's light colored. It's really beautiful.
The sitting area has been built out with cabinetry and storage for your wine in this nice little cabinet. And then behind me is this incredible kitchen that has black quartz countertop. It's got a deep farm sink on it. You've got a Wolf oven and stove and a Wolf microwave. There's a Sub-Zero fridge, which pretty much every luxury home has a Sub-Zero, and everyone loves the Wolf appliances.
The kitchen area looks out over the lake. The dining room looks out over the lake. The living room looks over the lake. The sitting area looks over the lake. Just about every room in the house looks out at the lake. You gotta look at this lake view. It's incredible. I like the white cabinets, the black pulls, Asko dishwasher. Love the dining area. Everything has been well designed here.
What Upgrades Actually Cost
The nice thing about Del Webb is they have a really good design team. I just sold a resale here in the neighborhood that had their design team build everything out like this, and it did add about $200,000 to $250,000 onto the base price, but the home was stunning. The style they did was more of a Scandinavian contemporary design, but they had the black countertops like this, and I absolutely loved that.
Everything you see in this Journey model is quite a bit of an upgrade. They've probably put about $250,000 of upgrades into the base price in this home. And the view, this incredible view that you're looking at right now, probably would add an extra $250,000. So this house all in would probably be just under $1.4 million. So that's what you're looking at for all of the design work and this view.
I love this little sitting area here in the primary bedroom. And wow, how inspirational would it be to wake up in this room every day? I love the wainscoting on the walls, and I think that the designers here at Del Webb really do a fantastic job. I'm just looking out over this incredible view here of the lake and the mountains in the background. It is just an incredible place to be. I love coming up here to Lake Las Vegas. And especially up here on the hill at Del Webb because I get to see the whole lake. It's just beautiful up here.
The Clubhouse: Your Social and Fitness Hub
The clubhouse is kind of the central hub of activity here in the neighborhood. You've got two pools, a lap pool that's heated all year long and a resort-style pool. And there's also a spa that looks right out over the lake with an infinity edge. So plenty of activities.
To my right are the pickleball and the racket courts. There's a bocce ball court. There's trails to walk around in the neighborhood that have little bags to clean up after your furry friends. There's always a social director that comes in here every day that helps you connect with other people that are also looking to connect.
The two areas that we're most vulnerable as we age is our bodies and our minds, right? So there's plenty of activities. You've got a state-of-the-art fitness center in the clubhouse, and seasonal activities go on all year long. The other thing that these communities insure against is loneliness. Doctors and scientists have come to understand that loneliness not only doesn't feel good, it affects how we age. And it is unfortunately the cause of a number of medical issues.
Between the physical fitness that one can get here at the Del Webb community, between the social activities where it just makes it easy, I mean, some people make friends easy when we're working. It's easy to make friends, but after a certain point it becomes difficult to make meaningful social connections. And really, that's what a clubhouse at any 55 and over community does, and this one does it really special because you've got this incredible view that looks out over the lake and the mountains.
What the Sales Team Says
When I came here today, the guy at the sales office was letting me know how he felt when he drove into this community every day. He lives in Henderson. He goes, I love how quiet it is here. And I'm going, yes, it's so quiet and enjoyable here. And he told me, he goes, I love how this whole area, this whole community of Lake Las Vegas feels like a vacation, because when you drive through, it's just quiet and peaceful. And I'm going like, yes, yes. I'm going, you are writing my video script. In fact, I've got a video script right here, and you're writing that script for me today, because that's what we've been talking about. And I guess it affects pretty much everyone that way.
It just feels so nice. You've got this lake that's been cut in here between these two mountains. Okay, they're desert mountains. We're not really in the Alps, but it almost feels like that, right? And we're only 30 minutes from Las Vegas, the Strip, so we can get there anytime we want. Yeah, definitely feels like a vacation inside of a vacation. That's exactly how I would describe Las Vegas Strip and how great it feels to be in this Del Webb 55+ community. I love this little model home village. I hope I get to show it to you someday. It's fantastic.
Which Lake Las Vegas Lifestyle Is Right for You?
Lake Las Vegas isn't one-size-fits-all. The community offers different price points and lifestyle options depending on what you're looking for. Here's how to think about your choice:
Choose Lake Las Vegas (non-age-restricted) if you want:
- The flexibility to come and go as a second home
- Custom waterfront lots starting around $800,000, $900,000
- Potential for iconic Strip and Sphere views from your backyard (like in Bella Fiore)
- No age restrictions on who can live there
- Access to all the resort amenities, golf courses, and trails without the 55+ clubhouse programming
Choose Del Webb Lake Las Vegas if you want:
- A 55+ age-restricted community with built-in social programming
- Entry-level pricing starting around $500,000 (base $449,000 plus lot and extras)
- A clubhouse as your daily hub with fitness center, pools, spa, pickleball, bocce, and a social director on-site
- Full lake and mountain views from the hill location
- A design team that can add $200,000, $250,000 in upgrades for a turnkey luxury feel
- Easy lock-and-leave single-story homes for travel
Both options give you the Mediterranean-inspired architecture, the 320-acre lake, championship golf courses, luxury hotels for visiting family, and that vacation-inside-a-vacation feeling. The difference is whether you want the structure and social connection of a 55+ community or the flexibility of a non-age-restricted neighborhood.
One thing to keep in mind: grocery stores are 10-15 minutes away in both cases. Seasons Grocery market is here in Lake Las Vegas for basics, and Prime Delivery covers the rest. If you're someone who needs a Whole Foods two minutes away, this might not be your spot. But if you're okay with a short drive or delivery, the trade-off is worth it for the peace and luxury you get here.
Conclusion
Lake Las Vegas isn't just a place to retire. It's a lifestyle. From the stunning scenery to the quiet luxury and affordable options, it's no surprise that more and more retirees are making Lake Las Vegas their home. I've worked with five or six clients looking for second homes here, and I get it. This place is inspiring. It's a special place, and I've not seen any other community in Las Vegas that rivals how special Lake Las Vegas is.
Retirement is about finding the perfect balance between peace, beauty, and connection. And Lake Las Vegas delivers all of that and more. The thing is, you don't want to end up in a place that you're going to regret for the rest of your life. I'd love to help you find your dream home in this incredible community or any other community that matches your personality and lifestyle.
