Ranking the Best Places to Retire in Las Vegas: Top 10 Communities for 2026
Driving through Henderson at sunrise, the valley spreads out below in layers of amber and rose, the Strip glittering faintly in the distance. Up here at higher elevation, the air feels cooler, cleaner. This is Sun City Anthem territory, where retirees walk indoor tracks with panoramic views and the social calendar runs as packed as any resort. But Anthem is just one option in a valley that offers everything from European-inspired lakefront villages to guard-gated country clubs minutes from the action.
People always ask me where the best place to retire in Las Vegas actually is. The truth? It depends on what you want. Some of my clients need golf and fine dining behind a gate. Others want paddle boats and palm trees. A few are chasing new construction with mountain views, willing to drive 30 minutes for that resort feel. I've lived in Las Vegas for more than 23 years, and I've walked every one of these communities with buyers trying to figure out where they belong.
This guide ranks 10 of the best places to retire in and around Las Vegas. We're covering 55+ age-restricted communities, hidden lakefront gems, country club living, and entire master-planned cities within the city. I'll tell you what each place costs, what the amenities actually look like, and what trade-offs you're making when you choose one over another. If you're relocating to Las Vegas or moving across town, this countdown will make your decision a whole lot easier.

Sun City Anthem: Resort-Style Living with Valley Views
Sun City Anthem sits in Henderson, about 25 minutes south of the Strip, perched at higher elevation on the edge of the valley. That elevation matters. Temps run a few degrees cooler than down in the middle of the basin, and the views stretch across the entire valley floor to the mountains beyond. It's a Del Webb community, 55+ age-restricted, with about 7,200 homes. Construction stopped around 2008, so you're looking at homes that range from just under 20 years old to over 20 years, depending on the neighborhood.
What makes Sun City Anthem one of the top places to retire in Las Vegas is the sheer volume of amenities. Three clubhouses. Spas. Indoor and outdoor pools, heated lap pools. Bocce ball courts. Dozens of clubs and social activities running constantly. When I take clients through Anthem, they tell me it's one of the most active communities they've experienced. The social calendar is packed. If you want to stay busy, you will.
One of my favorite features is the indoor walking track on the second floor of the main clubhouse. It loops around the pool, and as you walk, you're looking out over the Strip and the entire valley. It's a view you don't get tired of. The Revere Club operates two public golf courses here, the Lexington and the Concord, both challenging and fun to play. I've played them myself. They weave through the community, so even if you don't golf, you're living on or near fairways with mountain backdrops.
Why Retirees Choose Sun City Anthem
Sun City Anthem is classic for a reason. The amenities are resort-style. The social programming rivals any active adult community in the country. The views are astounding, both of the city and the surrounding mountains. And because it sits at higher elevation, you get a break from the heat that settles lower in the valley. If you want a 55+ community with a packed calendar, established neighborhoods, and cooler temperatures, Anthem delivers. It's one of the best 55+ communities in Henderson, and it's been a favorite for nearly two decades.
Aliante: More House for Your Money in North Las Vegas
Aliante is located in North Las Vegas, right off Aliante Drive and the 215. It's about 30 minutes from the Strip, and the big draw here is value. You get more house for your money. The ground is cheaper, the homes are larger, and you're not sacrificing access to shopping, dining, or entertainment. Plenty of both exist in the north, and you're walkable to Aliante Station Casino, which has dining, gaming, and live entertainment.
The larger Aliante area is a master-planned community with homes of all types, from gated luxury neighborhoods to more affordable tract homes. It's not age-restricted overall. But tucked inside is Sun City Aliante, a Del Webb 55+ community with about 1,000 homes wrapped around the Aliante Golf Course. If you want golf-course living in an active adult setting without paying Summerlin or Henderson prices, this is where you look.
Aliante also includes the Nature Discovery Park and miles of walking trails. The community feels friendly, and the casino proximity is a bonus if you like the convenience of walking over for dinner or a show. It's not as close to the Strip as some of the other communities on this list, but for retirees who want space, value, and a quieter pace in the north, Aliante works. It's one of the top communities for retiring in North Las Vegas, and it's still growing.
Del Webb at Lake Las Vegas: New Construction on the Water
Del Webb at Lake Las Vegas is a 55+ age-restricted community sitting just off the shores of that 320-acre man-made lake in Henderson. The lake was built to look like a European village, and the setting is stunning. Mountain views, water views, walking paths that loop around golf courses and the shoreline. It feels like vacation every time you drive in.
This is new construction. You can buy a brand-new home here, and base prices start lower, but with lot premiums and add-ons, you're looking at around $500,000. The homes are small, but they're beautiful, and you get to pick your finishes at the Pulte Design Center. The clubhouse is state-of-the-art. Fitness center, two pools (one heated), lap pools, movement rooms. The whole setup is designed for an active lifestyle, and because you're on Lake Las Vegas, you have access to water sports: kayaking, paddleboarding, electric boats.
Walking paths wind around the lake and through the golf courses. Reflection Bay is one of the courses here, and the views from the fairways are incredible. The Village shopping center sits nearby with Seasons Grocery, restaurants, a dessertery, and periodic events. Two resort hotels anchor the area, the Westin and the Hilton. I favor the Westin. I've gone in there with my laptop, grabbed a salad at the grill, and worked while looking out over one of the Reflection Bay golf holes. It's gorgeous.
The Trade-Off: Distance from the Strip
Del Webb at Lake Las Vegas gives you resort-style living, new construction, and a beautiful lakefront setting. The prices are pretty good for what you're getting. But it's a little far from the Strip for people who want to be close to the action. If that distance doesn't bother you, and you want a 55+ community with inspiring views and access to water, this is one of the best 55+ communities in Lake Las Vegas. It's also one of the top places to retire in Henderson if you're chasing that vacation vibe.
The Lakes: Waterfront Living in the Heart of the Valley
The Lakes is a hidden gem, and a lot of people don't even know it exists. It's located on the corner of Durango and Sahara, right across from Canyon Gate and Peccole Ranch. Lake Sahara sits at the center, a 30-acre lake with private docks for waterfront homes. There's no public boat access, but if you own a home on the water, you can use electric boats. No motorboats allowed. It's a small, quiet lake with mature landscaping and walking paths.
The homes here are older. They either need remodeling or they've already been remodeled. I've worked on many of them, and they're beautiful. I've had friends who lived on the lake, and the setting is peaceful. You're living on the water in the middle of the desert, and the location is incredibly convenient. You're almost halfway between the Strip and downtown Summerlin, extremely close to shopping centers, and just minutes from everything.
The Lakes is not age-restricted, but it's popular with retirees. The neighborhood is established, the landscaping is lush, and the waterfront homes offer something rare in Las Vegas: a private dock and a view of the water. If you want a quieter, more understated community with easy access to the rest of the valley, The Lakes delivers. It's one of the best neighborhoods in Las Vegas for people who want convenience without the noise.
Desert Shores: Four Lakes and a Private Beach Club
Desert Shores is one of three lakefront communities in Las Vegas, and it's built around four man-made finger lakes. It sits in the northwest part of the valley, just east of Sun City Summerlin. The lakes are long and thin, and they give the community a resort feel. Palm trees, walking trails, mature landscaping. It's an older community, so homes either need updating or they've already been remodeled, but the setting is hard to beat.
The private beach club is the centerpiece. It's only available to Desert Shores residents, and it includes a lagoon-style pool with a sand bottom that makes you feel like you're swimming in the lake. Filtered, clean water, but with that beach vibe. Volleyball nets, barbecues, basketball courts. It feels like being on vacation. You can rent paddle boats and kayaks if you're a member, and the lakes are open for fishing, though it's catch and release with no barbed hooks. It's a great spot to take grandkids on a weekend.
Desert Shores is not age-restricted, but I get calls from retirees asking about it all the time. The community has a magazine that goes out to all residents, similar to what you see in 55+ neighborhoods. There are community events, walking trails, and a commercial center with two five-star restaurants: Americana and Marché Bacchus. I've eaten at both many times, and I highly recommend them.
Why Desert Shores Feels Like a Vacation Spot
Desert Shores is a comprehensive master-planned community. It's older, but it's got palm trees, lakes, a private beach club, and five-star dining. It feels like a vacation spot, and for retirees who want lakefront living without the age restriction, it's one of the best places to live in Las Vegas. The beach club alone sets it apart, and the location near Sun City Summerlin gives you access to all the shopping and amenities of the west side.
Canyon Gate Country Club: Privacy, Golf, and Minutes from the Strip
Canyon Gate Country Club sits on the west side, corner of Durango and Sahara. It's guard-gated, centered around an 18-hole golf course, and it's a full-service private country club. I was a member of Canyon Gate for 15 years, served on the Board of Governors, and was chairman of the board for one year. I know this community well, and it's one of my favorites.
You don't have to be a member to live in Canyon Gate. Many people love living on the golf course but don't play golf themselves. And you can be a member without living there. The club offers different membership levels: full golf, social, fitness. There's an initiation fee that varies depending on current market value, so you'll need to call the membership director to get specifics. The club has tennis, fitness, fine dining, a grill room, and all the amenities you'd expect from a private country club.
Homes in Canyon Gate range from about $800,000 to the mega millions, depending on size and finishes. There are some fairly low-cost tract homes in parts of the community, and other sections with custom and semi-custom homes. The golf course weaves through the neighborhoods, and the setting is lush and green. Canyon Gate is not age-restricted, but it's very popular with retirees. I just had somebody reach out to me on my YouTube channel saying they moved to Canyon Gate a couple of years ago and could not be happier. They were of retirement age, found a single-story home on the golf course, and they're thriving.
Who Chooses Canyon Gate
Canyon Gate is for people who want privacy, security, and a true country club lifestyle, all just minutes from the Las Vegas Strip. If you want guard-gated living, golf, fine dining, and the option to be as social or as private as you like, Canyon Gate delivers. It's one of the best places to retire in Las Vegas if you value exclusivity and convenience in equal measure.
Anthem Country Club: Guard-Gated Luxury in Henderson
Anthem Country Club is located in Henderson, inside the larger Anthem master-planned community. It's guard-gated, private, and centered around a golf course with all the country club amenities: swimming, social activities, fine dining. The community includes custom and semi-custom homes, along with some lower-priced tract homes. Prices range from the accessible end up into the millions.
Anthem Country Club is not age-restricted, but it's a favorite of retirees. I have a lot of current clients looking at Anthem Country Club right now. You can tell it's special when you drive in past the gate. I've been there many times, played golf there. It's lush, green, with a water hole right at the entrance. The views of the city and the mountains are stunning, and the setting is beautiful. There's a real sense of community here, and the grounds are maintained impeccably.
Anthem sits at elevation in Henderson, so you get cooler temperatures and sweeping views. The golf course is challenging and well-kept. The clubhouse offers everything you'd expect from a private club, and the neighborhoods feel exclusive without being stuffy. If you want guard-gated country club living in Henderson with views and a strong sense of place, Anthem Country Club is one of the top communities for retiring in Anthem.
Summerlin: A City Within a City
Summerlin is one of the most popular master-planned communities in the country, and it has been since about 1995. It's huge: 22,500 acres on the west side, up against the western mountains. Summerlin is managed by the Howard Hughes Holding Corporation, and they maintain upscale common areas, parks, and trails throughout. There are currently 25 distinct villages in Summerlin, with plans for 30. Within those villages sit 258 neighborhoods, five of which are 55+ communities: The Regency, Sienna, Sun City Summerlin, Trilogy, and Heritage at Stonebridge.
Summerlin boasts over 300 parks and over 200 miles of walking trails. To put that in perspective, all of Clark County has about 1,000 miles of trails. Summerlin alone accounts for 200 of them. There are multiple golf courses, downtown Summerlin with upscale shopping and dining, medical centers, and just about everything you could need. Summerlin has something for just about everyone.
Homes in Summerlin range from affordable to ultra-luxury. The median price is a bit higher than elsewhere in the valley because Summerlin is upscale, but there are affordable options, especially in some of the 55+ neighborhoods. You get easy access to Red Rock National Conservation Area, which is a huge draw for people who want hiking, climbing, and outdoor recreation. The variety of homes, the amenities, the trails, the shopping, it all adds up to a comprehensive lifestyle.
Why Summerlin Works for Retirees
Summerlin works for retirees because it offers choice. You can live in a 55+ community with resort-style amenities, or you can buy a single-story home in a non-restricted neighborhood near trails and parks. You can golf, hike, shop, dine, and access top medical centers without leaving Summerlin. It's one of the best places to retire in Las Vegas if you want variety, upscale living, and proximity to outdoor recreation. And with five active adult communities already built, it's also one of the top places to retire in Summerlin for people chasing that 55+ lifestyle.
Henderson: Safety, Suburbs, and a Separate Address
Henderson is the second-largest city in Nevada. It sits southeast of Las Vegas within the valley, but it's a completely different city with its own government. Henderson does not have a Las Vegas address. If you want a separate mailing address, Henderson gives you that option. The city has been consistently ranked as one of the safest cities in the country, and that safety is a big draw for retirees.
Henderson has dozens of parks, walking trails, golf courses, and amenities. There are six 55+ communities here, including Sun City Anthem and Solera. The downtown area, Water Street in Old Town Henderson, has sidewalk cafes where you can order a burger and a beer and hear live music. It's a cool place to hang out. Then there's the Green Valley Ranch casino shopping complex, which is beautiful and packed with dining and entertainment options.
Henderson also has top-rated hospitals and medical centers, which matters when you're planning for retirement. You really can have it all in Henderson. You don't have to live in Las Vegas if you prefer a suburban vibe, a slower pace, and a reputation for safety. And you're still just minutes from the Strip and the airport.
The Henderson Advantage
Henderson offers a suburban feel with all the amenities of a major city. It's safe, it's well-maintained, and it has multiple 55+ communities to choose from. If you want to retire in Henderson, you're choosing safety, convenience, and a separate identity from Las Vegas proper. It's one of the best places to retire in Henderson for people who want proximity to the action without living in the middle of it.
Lake Las Vegas: The Most Asked-About Community in the Valley
Lake Las Vegas is the community I get asked about more than any other. It's located in Henderson, about 30 minutes from the Strip, built around a 320-acre man-made lake. They created a dam, it filled with water, and the result looks like a European mountain village. The inspiration came from Lake Como in northern Italy, and the setting is stunning. Mountain views, water views, golf courses, and new construction happening all over.
There are about 12 builders working in Lake Las Vegas right now. I sell new homes and resale homes out there. I have homes under construction with clients right now, and I've shown model homes on the water and sold them. About 3,500 homes have been built so far, and when Lake Las Vegas is finished, there will be about 7,000 homes. They're only halfway done, so if you're looking for new construction in a resort community, this is where you look.
Lake Las Vegas has water sports all around the lake. You can rent kayaks, paddleboards, electric boats. There's a little shopping village next to the lake with Seasons grocery store, restaurants, desserteries, pubs, and speakeasies. You can rent a golf cart and drive around if you want. It's a resort vibe, and it feels like vacation every time I drive through.
The Trade-Offs: Distance and HOA Costs
Lake Las Vegas is a bit far from the Strip. Thirty minutes is manageable, but if you need to be close to the action, it's a consideration. The HOAs are also a bit higher here because you're paying for the lake maintenance, the resort amenities, and the overall upkeep of a master-planned community that's still building out. But if those trade-offs don't bother you, Lake Las Vegas might be the perfect place. I know it is for many of my clients. A lot of people I work with really love Lake Las Vegas.
There's a big mix of primary and secondary homes here. I've sold a lot of second homes to people who want the resort feel for part of the year. If you're looking for lakefront living, new construction, mountain views, and a community that feels like a permanent vacation, Lake Las Vegas is one of the best places to retire in Lake Las Vegas. It's also one of the top 55+ communities in Las Vegas if you're buying in Del Webb, and it's the most asked-about spot in my entire practice.

If you're chasing new construction on the water with a European village vibe, Del Webb at Lake Las Vegas or the larger Lake Las Vegas community might be your spot.
For people who want waterfront living closer to the heart of the valley, The Lakes offers private docks and convenience. If you want guard-gated country club living with golf and fine dining, Canyon Gate and Anthem Country Club both deliver, with Canyon Gate closer to the Strip and Anthem offering higher elevation and Henderson views.
